Baby Boomers and Seniors, who have lost their savings in the “.COM Era” and Recession, are taking a serious look at their housing needs. The trend from sprawling adult communities and bigger houses are now shifting to smaller, more efficient housing. They are going quality over quantity with items they will enjoy for years to come.

1. Open floor plans where the kitchen is the focal point and open to the dining room.

2. Energy efficiency with programmable devices for controlling both heating and cooling based on their lifestyle, waterless hot water heaters, upgraded windows and doors.

3. Quality over quantity — These Buyers take inventory on how much space they really need, with no wasted space. Upgrade to such items as granite counter tops, bath tubs are being replaced with flat-floored showers, no excess space in rooms,

4. Homes are easy to maintain and manage and pet-friendly with areas to exercise Fee- Fee and Fido.

5. Homes should provide for life options — Affordability, doorways and halls should be wide enough to accommodate wheel chairs.
